Why do my field labels keep disappearing when I same my form template?

Why do my field labels keep disappearing when I same my form template? I make changes then save and get back in the template and the changes are not there. example: I change the text label for a Section Break or an Address field and then save my form and even though I get the message that my form has been saved when I go back in the changes have not been saved and the field label is back to what it was when I first added the field.
Help because this is a total waste of time. I am not getting anywhere
